For the record, HRP did not get rezoned or pass 3rd reading. It only passed out of committee. With a 17 year old EIS and 2 members voting against, doesn't look too good. No wonder the Zoning Chair asked for an extension. Perhaps that's why MO is trying sooooo hard with his BS?

Thats why I said it was only a rumor... until we hear more...
I hope its not true... because people have been putting cars back together already!

I don't believe there was any problem. SORT is looking at acquiring another DHHL Parcel in addition to P24. I guess they want to hold off the presentation until the other deal has been finalized.

Quote from: Bigisle87 on Yesterday at 06:22:17 PM
3)rumors are abound in this world, as everybody knows... there's one that has been bugging me since day one. did Mike give up the lease, chose not to renew it, or actively purchase and then re-sell the property from campbell estate under that confidentiality agreement. it's a year and a half later, and i just want to know if i got taken for a ride or not, and im sure many others would too.
The track closure is a complicated issue. There were MANY factors that contributed. Here they are in some resemblance of a logical progression:
* The track had been on short-term 5-year lease extensions since the early 90s when Campbell wanted to shut it down due to liability and useage compatibility with surrounding tenants issues. Campbell wanted the track gone but was sympathetic to the racers. They gave the lease extensions on the provision that a new, permanent location was being pursued.
* In 1994 or 1995, The HMC partnership had been working through the Barber's Point base closure process and had gotten P9 designated as a raceway park. Just prior to taking possession, DHHL swooped in under a 1996 law and claimed P9 as repayment for the Navy taking Lualualei back in the day.
* In 1998 or 1999 HMC sued DHHL for P9 and reached a settlement just before the case when to the appelate court. DHHL agreed to exchange P9 for land in Kunia.
* In 2002 the new Lingle administration came in and immediately put a hold on all deals so they could be reviewed. HMC waited patiently for 2 years while DHHL "reviewed" the exchange. They drug out negotiations and wrote letters back and forth for a while.
* While all this was going on, there was less than 2 years left on the lease and Campbell Estate was preparing to dissolve. Campbell was not going to renew the lease. As a longterm tenant, HMC was entitles to the 1st option to buy.
* In 2006 the Campbell Estate dissolved and was selling off assets. The HRP parcel was one slated to be sold. Rather than incur 10s of millions of dollars in debt on an outdated track, the HMC partnership decided to sell their option to buy the parcel to Irongate development. After all, they had an agreement with DHHL for the new location... didn't make sense to buy the old place too.
Some people like to quote the Campbell Estate spin that says they did not force HMC to leave, they HAD BEEN (past tense) offering lease extensions and the decision to leave was HMC's. Note in that carefully worded PR babble that it no where says the DID offer a lease extension... and yes HMC decided to leave because buying the place as a track didn't make financial sense when a better alternative was supposedly "in the bag".
Supposedly the main roadblock to the DHHL exchange was a personality conflict and past "history" between MO and some "high ups" within the Republican party. One guy was Bob Awana, Lingle's right hand... but he left the administration in disgrace (something about his girlfriend in the Phillipines (he's married, btw) who was pimping "escorts" for his friends... and some other scandals that were in the paper a while back). The next guy is Micah Kane, the director of DHHL... Bob's good buddy. Rather then butt heads and get no where, MO bowed out and let the other partners pursue the development.
Hope this helps,
Chad

The track closure is a complicated issue.
No it's actually a very simple issue. The former leaseholders sold the purchase agreement to Irongate for $5 million dollars and left all the racers out on the street. Of course MO "said" he had nothing to do with the sale but we know now that was all B.S.
Campbell wanted the track gone but was sympathetic to the racers. They gave the lease extensions on the provision that a new, permanent location was being pursued.
Oh really? You have that in writing or did you just pull that out of your ass? How is it their spokesperson said they didn't ask HRP to leave and had been extending the lease?
"This is a decision made by Hawai'i Raceway Park and was not caused by
Campbell Estate," estate spokeswoman Theresia McMurdo said. "We have
not asked Hawai'i Raceway Park to leave and in fact we have been
extending the lease."

Oh really? You have documentation that shows HRP was "slated to be sold"? Total lie and fabrication. And HMC NEVER had an agreement for the DHHL parcel - their spokesman and administrator have stated this publicly in print media.
And 10's of millions of dollars? Try 13 million which is not a bad price for 66 acres with A TRACK ALREADY BUILT AND ALREADY IN OPERATION! AND DON'T TELL ME YOUR FRIEND BUILT THAT TRACK OR IMPROVED IT BECAUSE HE DIDN'T DO SHIT EXCEPT COLLECT THE RENT.
Some people like to quote the Campbell Estate spin that says they did not force HMC to leave, they HAD BEEN (past tense) offering lease extensions and the decision to leave was HMC's. Note in that carefully worded PR babble that it no where says the DID offer a lease extension...
Spin is your forte retard. Read it again, HTF could they have not asked HRP to leave without offering ANOTHER lease extension as they had done several times already?
and yes HMC decided to leave because buying the place as a track didn't make financial sense when a better alternative was supposedly "in the bag".
Oh right. And the $5 million they got for selling the place had nothing to do with it. Mike get his new boat delivered yet?

More bullshit from the maestro. First of all, MO has a personality conflict with just about everybody. And the reason the deal never got done was because no one has been able to offer a value for value exchange. $48 million is the current assessed value of that Parcel 9 property. And your friend is about 43 million short. NEVER going to happen. And yeah I know because of WHO WE TALK TO. And please quit with the B.S. about MO not being involved. That's about as funny as MO not controlling OMAC.

It is very upsetting that there is no race track in Honolulu County.
You posted letters about the land swap deal, which means the effort exists.
When Campbell Estate decided to sell the property, it appears HMC decided to let the option go and pursue the new facility at Parcel 9 which left the racers without a race track.
From reading this website, it seems as though you don't want this new facility to be built. You have points of oppostion though the solutions are not far away.
You are building a temporary track on land from DHHL yet you don't want anyone else to build a permanent track near the airport. Are you able to provide for all the racers and for how long?

"This is a decision made by Hawai'i Raceway Park and was not caused by
Campbell Estate," estate spokeswoman Theresia McMurdo said. "We have
not asked Hawai'i Raceway Park to leave and in fact we have been

This is a misleading statement and you bouht right into it. They did not specifically ask HMC to leave... they refused to renew the lease and offered the place up for sale. The decision not to buy was HMC's based on the other factors listed. Whether you agree with it or not is irrelevant.
By your own smoking gun, HMC sold the option to buy, right? How can they do that if CE didn't want to sell? HMC had no control over deciding if the land was to put up for sale... that was all CE. That'd be like you deciding to sell the fee on a house you rent... just can't do it.
I challenge you to provide an official document outlining a lease offer from CE to HMC. You'll never find one because it never existed. Until you can come up with that, your entire conspiracy theory is bunk.
The other thing you omit is that the "Evil MO" has been a racer for 40+ years. His kids and family are racers too. There's just no credibility in the argument he purposefully killed racing on Oahu. Besides, I trip over his *$#& go karts every day... wouldn't he have gotten rid of them if racing was dead?

Not true Chad. The lease could have been extended. A zoning variance could have been applied for. Many single family homeowners were required to hook-up to the sewer system as well per EPA (and it didn't cost them $2 million as was being reported by Oakland).
How could HMC buy if Campbell didn't want to sell? The option to buy was already in the lease agreement that's how. Campbell had no choice but to abide by the lease. And FYI, Campbell didn't sell the property to Oakland knowing he would resell it. They were told that the racetrack would be kept operational, and he was given a very good purchase price (13 million).
Campbell Estate was being blamed for not renewing the lease in the press:
President of HRP, Mike Oakland, stresses that the track, which has been around since 1964, is indeed closing. The five-year lease extension signed in 1999 for HRP is up and will not be renewed by Campbell Estate.

That's why the Campbell Estate spokesperson made the press release - to set the record straight. The decision to close the park was HMC's.
Actually, if you go back to the press reports from 2004, Oakland was saying that the lease would expire in 2005. That was in an effort to force State Legislators to approve the tax credits, which they did not do in 2004, or 2005, or 2006.
Oakland has no credibility.

Every racer wants a big, expensive, up to date and permanent track to race on;WHERE IS IT GOING TO BE? WHEN IS IT GOING TO BE BUILT? HOW MUCH LONGER DO WE WAIT? You would think that the REAL reason why HRP was closed was that a new track was being built. And you would think that if a new track was being built that we could use HRP in the meantime until the new track is finished. But instead, we're arguing on the fuckin' computer about this shit! If OMAC can build a permanent track that can host all venues, they have my blessings. P.S Dont hold your breath though.
